Custom Basement Package

Our Custom Basement Package is the foundation for our quoting process and takes the guesswork our of budgeting. Building off of this foundation we can customize your basement to your exact specifications. 

*The Custom Basement Package is based on a finished living space of up to 600sf with 8′ ceilings, exterior framing and insulation already complete and staircase leading to basement already finished.

Package Includes:

Planning

  • Design Consultation
  • Detailed Drawings to Scale
  • All Required Permits

Framing

  • Supply and install of materials for partition walls and bulkheads. 
  • Pressure treated bottom plates

Electrical

  • Circuits for up to four rooms
  • Arc-fault protected, tamper-proof receptacles to satisfy Alberta Building Code
  • Up to 3 x standard flush-mount (dome) fixtures
  • Up to 6 x 6″ LED recessed water-proof pot lights.
  • Decora switches including 1 Dimmer
  • Smoke/CO detectors as required
  • 1 Coax (RG6) Cable Outlet
  • 1 Cat-6 (Internet Outlet)

HVAC

  • Replace existing rectangle-style vents with diffuser (round) vents.
  • Drop cold air return to ground level. 

Drywall

  • Supply and install of materials for smooth surface walls (level 4 finish)
  • Aqua-board, mold resistant board on tub/shower walls
  • Ceilng texture (popcorn)
  • Knockdown Texture
  • Flat Ceilings
  • Soundproofing Insulation

Finishing

  • Passage doors: Up to 3 hollow-core doors to match your main-floor
  • Baseboards: Up to 4″ mdf baseboards to match your main-floor
  • Casing: Up to 3″ casing to match your main floor
  • Windows: MDF jamb extensions and casing for two windows
  • Closet: One standard closet up to 7′ with bifold doors and MDF shelf with hanging bar
  • Door and closet pulls

Flooring

Choice of:

  • Carpet:  Carpet allowance including install and 8lb new foam underlay (many colours to choose from)
  • 5mm Glue-down Vinyl: 5mm glue-down vinyl from albertavinyl.ca.
  • 5-7mm SPC Click-lock Luxury Vinyl Plank
  • Superseal or Dricore Sub-Floors
  •  10lb, 10lb memory foam, and 22lb rubber carpet underlay options
  • 8-12mm Laminate:  laminate flooring product allowance.

Painting

  • Primer: 1- Coat Sherwin Williams or Cloverdale Drywall Primer & Sealer
  • Walls: 2-coats Sherwin Williams or Cloverdale in an eggshell finish – choice of one colour.
  • Trim: 2-coats sprayed Sherwin Williams or Cloverdale – Bright White
  • Painted feature walls

Cleaning

  • Garbage cleared at the end of each trade (no need for a bin taking up your driveway for the duration of the project)
  • Professional final clean of basement including mechanical room.

  • Choice of standard options or $100 Product Allowance

  • Custom built vanity cabinet up to 36″
  • Can choose from stain-grade, paint-grade, or laminated veneer
  • 5/8″ white melamine box construction

  • Doors are available in Shaker, Slab and Raised-Panel styles.

Countertops

  • Choose any available standard quartz or granite from our supplier. 
  • Silestone and Caesarstone options will be upgraded by custom quote.
  • Standard profile will be 3cm eased edge.
