How Many Bedrooms Can a Legal Basement Suite Have?

There's no fixed cap on how many bedrooms a legal basement suite can have in Calgary — the number is driven by egress and layout, not an arbitrary limit. Because every bedroom needs its own code-compliant egress window, and every suite also needs a kitchen, a bathroom, and living space, the real question is how many bedrooms you can fit that each have a proper escape window while leaving room for the rest. In practice, most basements support one or two, and a larger one might fit three. The rule that matters: egress per bedroom

The governing requirement is simple and non-negotiable: every bedroom needs an egress window — a window large enough for someone to escape and a firefighter to enter, sized to code. That reframes the whole question from 'what's the maximum?' to 'how many rooms can I create that each have a compliant egress window?' No maximum floor area — so size isn't the ceiling

Calgary doesn't set a maximum floor area for a basement suite, so the suite being big isn't itself the limit. What limits the bedroom count is practical layout:

• Developable space — how much of the basement can become finished living area.
• Where egress windows can go — dictated by your foundation and lot.
• Room for the essentials — a legal suite still needs its own kitchen, bathroom, and living space, which take priority over squeezing in one more bedroom.

• One or two bedrooms fit comfortably alongside a kitchen, bathroom, and living area in most basements.
• Three bedrooms can work in a larger basement with the right window placement.
• Every added bedroom is a trade-off — another egress window and less shared living space, so more isn't always better for rentability or livability.
