Permits & inspections in Okotoks
Basement development in Okotoks runs through the Town of Okotoks, and a few rules differ from Calgary's — including some that are actually more streamlined. We know the path, so nothing stalls unexpectedly.
In most Okotoks land-use districts you're allowed up to two dwelling units without a development permit — a more streamlined path than Calgary. You still need the safety-codes permits (building, plumbing, electrical, gas), built to the National Building Code – Alberta Edition. We pull and manage all of them.
If a new basement entrance doesn't meet the Land Use Bylaw setbacks, that does require a development permit. We check this against your lot before we design the entrance, so it's not a mid-build surprise.
If an egress window requires coring the concrete foundation, Okotoks requires a professional engineer's report and a post-construction site-inspection report sent to the Town before the building inspection can be booked. We line up the engineer early so that paperwork is ready when the inspector is.
Planned in advance: Okotoks inspection bookings — and the engineer's report that has to land before some of them — can add lead time. We schedule both well in advance and build the buffer into your plan, so an inspection date is never what holds up your finish.
