A Chestermere basement, designed before you sign

Chestermere's lake-side neighbourhoods are full of newer family homes with large, undeveloped basements — a blank canvas for a rec room, home gym, theatre, or a legal suite for rental income. It's the easiest square footage you'll ever add to your home.

With ReImagine, you see photorealistic renderings of your own Chestermere basement before you commit a dollar, you get a full build schedule with every trade booked to specific days, and you get a completion date in writing — backed by a penalty we pay you if we miss it.

Same designers, same guarantee, same curated materials behind 1,000+ basements since 2011 — now just east of the city, in your community.

What we build

From rec rooms to legal income suites

Chestermere's lake-community homes come with generous lower levels — perfect for entertaining. From a wine room and wet bar to a games room or a legal suite, we design and finish the whole space end to end, rendered before we break ground.

Rec Rooms & Home Theatres

Family rooms, media walls, games areas, and dedicated theatres — the everyday living space built for movie nights and weekends in.

Basement wet bar with a glass-enclosed wine room and marble island

Bars, Wine Rooms & Wet Bars

Full wet bars and kitchenettes, dry bars, and glass-enclosed wine rooms — the wet work that turns a lower level into a true second living space.

Basement bedroom with a code-compliant egress window

Bedrooms, Gyms & Offices

Egress bedrooms, a guest suite, a home office, or a gym — flexible rooms for a growing family.

Legal & Income Suites

Self-contained legal suites with a separate entrance and second kitchen — a mortgage-helper that turns an unfinished basement into monthly rental income.

Development vs. renovation

What we do — and what we don't

Most Chestermere homes we work in have undeveloped basements ready for a first build-out — the work we do best. Here's the distinction that decides whether your project is a fit: We're specialists in developing unfinished basements — and we'd rather be excellent at that than average at everything.

What we specialize in

Developing an Unfinished Basement

Taking a bare basement — concrete, studs, and rough mechanicals — and building it into finished living space for the first time. Because that path is predictable, we can design it before you sign, book every trade to specific days, and guarantee your completion date. It's the work we've done 1,000+ times since 2011.

What we usually don't take on

Renovating an Already-Finished Basement

Tearing out and reworking a basement that was developed before. Demolition and unknown conditions behind the walls make these jobs harder to schedule and supervise predictably — a different set of steps and variables, and not where we're at our best. If that's your project, we'll tell you honestly.

Designed before you sign

See your basement in photorealistic detail first

Most contractors hand you a 2D floor plan and ask you to imagine. We design your basement on your home's real measurements and render it in photorealistic detail — so you see the finished space before you commit a dollar.

Permits & inspections in Chestermere

We know the City of Chestermere's rules — so they don't slow you down

Basement development in Chestermere runs through the City of Chestermere, and a couple of local rules catch homeowners off guard. We know them, so they're handled before they become a delay.

Both a Development and a Building Permit

Most basement construction in Chestermere requires both a development permit and a building permit. We apply for, manage, and schedule both so the work is fully permitted and inspected.

A Standard Basement Can't Have a Full Kitchen

Chestermere doesn't allow a full kitchen (stove, fridge, upper cupboards, full sink) in a regular basement — a bar sink is fine. If you want a kitchen and bathroom, the project has to be permitted as a secondary suite. We flag this up front so your plan matches what the city will approve.

Suites Go Through Public Notice

Secondary suites are a discretionary use in Chestermere, so the development permit goes through public notice — newspaper advertisement and letters to neighbouring landowners — which adds calendar time before approval.

Planned in advance: Because a Chestermere suite's development permit includes a public-notice period, we build that waiting time into your schedule up front — so the approval runs in parallel and never eats into your 13 weeks of construction. We book inspections in advance for the same reason.

The guarantee

Move-in ready in 13 weeks — or $500 a week until it's done.

We commit to your completion date in writing before construction starts. Miss it, and $500 comes off your final bill every week until we deliver. It's the accountability most contractors won't put on paper.

How it works

Four steps, mapped before we touch a tool

Most basements run on handshakes and rough estimates. We rebuilt that into a process you can plan your life around — from first sketch to final walkthrough.

  1. 01

    Design Before You Sign

Oscar designs your basement in photorealistic detail — multiple layouts and a curated material package. You see the finished space before you commit a dollar.

  2. 02

    A Schedule, to the Day

Before we break ground, every trade is booked to specific days — carpenters Monday, electrical Wednesday, drywall the following Tuesday. You get the full build calendar up front.

  3. 03

    Build on the Plan

Peggy coordinates from the office, Josh runs it on site. Because the plan is set before we start, the work moves predictably — no reactive scrambling.

  4. 04

    Guaranteed Completion

Move-in ready in 13 weeks on a date guaranteed in writing. If we're ever late, $500 comes off your final bill every week until we deliver.

Built for Chestermere homes

We know how Chestermere homes use a basement

Chestermere grew from a summer-village lake community into a city of newer family homes — many with generous, full-height basements and open footprints. That's ideal for the relaxed, entertaining-friendly living people move to the lake for: a games room, a wet bar, a theatre, or a guest suite.

Chestermere's permitting has its own quirks (more on that below), and we've built through them — so your project doesn't stall on a rule you didn't know about.

We build across Chestermere's communities, including:

Legal & income suites

A legal suite that helps pay the mortgage

A legal secondary suite is one of the highest-return things you can do with an unfinished basement in Chestermere. We build them to code with a separate entrance, egress, fire separation, sound control, and a second kitchen — fully permitted through the City of Chestermereso it's safe to rent and clean at resale. Most legal suites run $65,000–$90,000.
