If your standard basement isn't move-in ready by the 13-week mark, $500 comes off your final bill for every week we run late — there's no cap — and we credit it automatically, you don't have to chase it. "Move-in ready" means the major work is substantially complete and the space is cleaned and ready to use; a few minor items may remain, like small paint or drywall touch-ups, minor carpentry adjustments, or a back-ordered material. The guarantee covers standard basements — legal suites have too many permitting and approval variables to put the same firm clock on.

How long does a basement take to build?

A standard basement build runs about 13 weeks from the time we break ground — a date we put in writing and back with our $500/week guarantee, not a hopeful estimate. The vast majority of the time we finish within about 72 hours of the date on our original build schedule. The reason we can hold to it is that we build the full schedule before we start, rather than figuring it out as we go. Legal basement suites are the exception — they're handled case by case, since they involve more work and more back-and-forth with the city, so the 13-week guarantee doesn't apply to them.

We still build every suite to a detailed, booked schedule and keep you posted — we just don't guarantee the 13-week timeline for suites.

Our warranty covers our workmanship and the materials we supply, so it generally wouldn't cover things outside our work — homeowner damage, normal wear and tear, issues caused by something pre-existing or unrelated to what we built, or any materials the customer provides themselves. We'll confirm the exact exclusions in your contract so there's no ambiguity.

You're covered — our warranty runs a full 5 years, so a problem that shows up at year three is well within it. If it's our workmanship or a material we supplied, we take care of it, parts and labour. Just reach out and we'll sort it out.
