Basement Development vs Basement Renovation in Calgary: Which One Do You Need?

Developing an unfinished basement and renovating a finished one are different jobs. Here's how to tell which one you need in Calgary, and why we only build out unfinished basements.

Basement development means taking an unfinished basement (bare concrete floor, exposed foundation walls, open ceiling joists) and turning it into finished living space. Basement renovation means changing a basement that's already finished, by tearing out and redoing rooms, flooring, a bathroom or a layout someone else built. They sound alike, but they're different jobs, with different trades, different surprises and different price tags.

We only build out unfinished basements. We don't take on renovations of basements that are already finished. Basement development is all we do. Here's how to tell which one you need, and why it matters before you ask anyone for a quote.

Why the difference matters

1. What's behind the walls. In a development, everything is open. The plumbing, wiring, ducts and foundation are visible before a single wall goes up, so the plan and the price can be precise. In a renovation, someone else's work is hidden behind drywall, and you find out what's there as it comes down.

2. Demolition. A renovation starts by removing what exists. A development starts clean.

3. Who does the work. Renovation is its own specialty, and it isn't ours. We don't take on renovation work, including redoing a badly finished basement or converting a finished space into a suite. If a finished basement has already been fully demolished back to unfinished, we can quote it from there. Otherwise a general renovation company is the better fit.

4. Price. A development can be quoted as a fixed price because nothing is hidden. At ReImagine, a complete standard basement of about 600 square feet starts at $40,000, most of our basements land between $50,000 and $65,000, and larger or higher-finish projects run past $100,000. These are typical guide prices, and your exact cost is confirmed by our team. We don't quote renovations, so we won't guess at those numbers.

Permits apply either way

In Calgary, finishing a basement requires a building permit, and the work is inspected. A typical project also involves electrical and plumbing permits. If you're renovating a finished basement and changing walls, plumbing or electrical, check what permits apply with the City of Calgary or your contractor. Yes. In Calgary, "basement development" usually means finishing an unfinished basement.

My new home's basement is unfinished but has plumbing rough-ins. Is that a development?

Yes. Rough-ins are a head start, not a finished basement.

Can you legalize a suite in my finished basement?

No. Converting or legalizing a finished space is renovation work, which we don't take on. If you're planning a new suite in an unfinished basement, that's exactly what we build.
